One of the most common questions we get from DFW homeowners is: “What’s this going to cost me?” The honest answer is that outdoor lighting costs vary widely based on scope, fixture quality, and site conditions — but we can give you real numbers based on hundreds of installs across North Texas. This guide breaks down actual price ranges for every type of service we offer, explains what drives costs up or down, and explains what you get (and don’t get) with cheaper alternatives.
Price Ranges by Service Type
Soffit / Eave Downlighting: Projects start at $2,000
This includes core-drilled fixtures mounted flush into your soffit or eave, wiring back to the transformer, and labor. Final pricing depends on the number of elevations, access, fixture count, and wiring requirements. This is often the best ROI upgrade for curb appeal — the before/after on a brick home at night is dramatic.

What Factors Affect the Final Cost?
- Fixture count — More fixtures = more cost. But the relationship isn’t purely linear: there’s a base cost for the transformer and initial setup, then a per-fixture increment.
- Property size and layout — Long wire runs, multiple buildings (detached garages, guesthouses), and complex landscaping all add to labor time.
- Fixture quality — We use brass and marine-grade aluminum fixtures that last 15–25 years in DFW conditions. Cheap plastic fixtures fail within 2–3 years from UV degradation and heat stress. We don’t offer cheap options because they cost homeowners more long-term.
- Soffit material — Vinyl soffit drills differently than aluminum or wood; some homes have attic access that makes routing easier. These factors affect labor.
What’s Included in Our Quotes
Every Bernardy Lighting quote includes: all fixtures, wire, connectors, transformer, installation labor, transformer programming, and a walkthrough at completion. We don’t charge separately for consultation. There are no “materials” line items — you see exactly what you’re paying for. Any quote that comes in significantly lower than ours is almost certainly cutting corners on fixture quality, wire gauge, or transformer sizing.
Why Cheap Installs Fail
Project pricing is quoted for the current scope, equipment, access, and site conditions. New installation projects generally begin at $2,000.
Frequently Asked Questions
Is there financing available for outdoor lighting in DFW?
Customer payments are processed through QuickBooks. Financing through Affirm may be available to qualifying customers. Affirm determines eligibility and terms; Bernardy Lighting makes no credit decisions.
How long will the system last? What’s the maintenance cost?
A professionally installed LED system is designed for long-term service when properly maintained. The main ongoing costs are occasional fixture cleaning (DFW dust and pollen can reduce output noticeably) and rare bulb replacements on fixtures that aren’t integrated LED. We recommend an annual check of transformer settings and wire connections — something we offer as a service call for existing customers.
Do you charge for a consultation and quote?
Consultations and written quotes are free. We walk the property and discuss your goals; proposal timing depends on scope and availability. No pressure or commitment is required.
Can I see what it will look like before committing?
Before installation, we can share available examples of our work and explain the proposed lighting approach for your property. Many of our customers in the same neighborhood have seen a neighbor’s install and reached out — which is one of the best endorsements we know of.
